Permits, Reviews and Approvals Across the Kansas City Metro

A residential permit in the Kansas City metro is rarely one approval. Most projects clear two or three separate reviews in a required order, and the order changes by jurisdiction and by whether a homes association holds design authority.

High-Performance Building: Where the Money Actually Goes

Most of a home’s energy performance comes down to the air barrier, the insulation assembly and the windows. Equipment and solar are the last twenty percent. Here is the order to spend in, and why modern architecture raises the stakes.

What to Settle Before You Break Ground

Whether a custom home lands on budget is mostly decided before work starts: what the site will accept, how completely the scope is defined, how the contract handles allowances, and who coordinates the design team.

Build Guides by City

Lakewood

Twenty parcels, twenty rulebooks. The association’s review calendar is the biggest single item in your schedule.

Lake Winnebago

A large share of the cost lands up front here, and the association sees your plans before the city does.

Lake Lotawana

Two permits, two organizations, two calendars. The Association owns the lake and the ground along its edge.

Lake Quivira

Access and equipment constrain a build here more than design does. Plan the logistics before the drawings.

Shawnee

The metro city most likely to surprise you at submittal. Even an ordinary house needs sealed plans.

Hallbrook

The homes association goes first and the city second, and Leawood writes that order into its permit timeline.

Overland Park

What shapes a project here is the vintage of the plat, not the design. Your front setback depends on it.

Leawood

No design review board, but tight limits on house size and height, and an association that can hold your permit 25 days.

Westwood

One codes department serves three cities here, and it sits a full code cycle ahead of most of the metro.

The Plaza

Two separate rules behave like one here, and Southmoreland has been a local historic district since 1985.

Prairie Village

The design standards here are written down and binding even without a review board. Drainage gets its own permit.

Fairway

Protects its street trees harder than any neighbor. A right-of-way removal runs $100 per diameter inch.

Brookside

Nichols-era covenants still run with the land, and the platted building line often beats the zoning setback.

Mission Hills

Exterior work goes to the Architectural Review Board before the city sees it, and the board needs five weeks.

Kansas City

Every demolition of a building over fifty years old is reviewed before it comes down, designated or not.
